Estate cleanouts differ from a standard junk pickup in one way that matters: nothing gets loaded until someone with authority has walked the house. Executors and adult children usually want a slow first pass for documents, photographs, jewelry boxes, coin tins and the contents of dresser drawers — the places valuables hide in a home that has been lived in for forty years.

Pigeon Hill's sloped lots put basement stairs at an angle that makes an upright freezer a two-person carry. Stolp Island condos and other downtown buildings often require an elevator reservation and a specific loading door, which is worth confirming with the building manager before the crew arrives.

Two local conditions come up often enough to plan for. Basements near the Fox River hold damp, so cardboard boxes stacked on a concrete floor since the 1990s tend to collapse when lifted; we bring our own totes and contractor bags for that. And heirs frequently arrive by train — several families schedule the walkthrough around an afternoon arrival at the Aurora Transportation Center so the person named in the paperwork is physically present when decisions get made.

Usable furniture, working appliances and clean housewares can be set aside for donation if the family flags them; anything metal — bed frames, water heaters, filing cabinets, exercise equipment — is separated for scrap recycling rather than the landfill.
